These Terms of Use (the “Terms”) govern your access to and use of Spain Mortgage Calculator (the “Platform”), a product of AI Risk Intelligence AS (“we”, “us”, “our”). By accessing or using the Platform you agree to be bound by these Terms. If you do not agree, do not use the Platform.

1. Nature of the Platform

Spain Mortgage Calculator is an informational and educational platform providing an AI-assisted mortgage readiness assessment, indicative calculators, and a broker compatibility directory for foreign buyers considering property in Spain. We are not a mortgage broker, lender, credit institution, regulated mortgage intermediary, tax advisor or financial advisor. Nothing on the Platform constitutes a mortgage offer, credit decision, financial advice, legal advice or tax advice.

2. Indicative information only

All scores, figures, ranges, calculations and broker compatibility results are indicative estimates generated from the information you provide and from publicly available data. They do not represent a credit decision, an approval, a guarantee of borrowing capacity, or a binding mortgage assessment. Final mortgage assessment is conducted by regulated mortgage professionals and lenders. Mortgage conditions vary depending on lender assessment.

3. Eligibility

You must be at least 18 years old and legally able to enter into a binding agreement to use the Platform. The Platform is intended for general audiences worldwide who are researching property and mortgage options in Spain.

4. Your responsibilities

  • Provide accurate information when using the readiness check.
  • Use the Platform for lawful, personal, non-commercial research purposes only.
  • Independently verify any information before making financial, property or contractual decisions.
  • Independently choose whether and which broker, lender or advisor to contact.

5. Broker directory and referrals

The broker directory lists third-party firms based on profile compatibility factors and publicly available information. Inclusion is not an endorsement, recommendation or certification. We may receive referral compensation if you choose to contact a listed broker. You are under no obligation to engage any broker shown. Broker services, terms, fees and regulatory status are governed solely by the agreement between you and that broker.

6. AI-assisted assessments

The readiness score and compatibility logic use rule-based and AI-assisted models. Outputs may be incomplete, inaccurate or out of date. You acknowledge that AI-generated assessments are probabilistic and must not be relied upon as a substitute for professional advice from a regulated mortgage professional, lawyer or tax advisor.

7. Intellectual property

The Platform, including its content, design, logos, code and underlying methodology, is owned by AI Risk Intelligence AS or its licensors and is protected by intellectual property laws. You are granted a limited, non-exclusive, non-transferable, revocable license to access and use the Platform for personal, non-commercial purposes.

8. Prohibited use

  • Reverse engineering, scraping or bulk extracting Platform data.
  • Using the Platform to build, train or benchmark a competing product or model without written consent.
  • Submitting false, misleading or unlawful information, or impersonating another person.
  • Interfering with the security, integrity or availability of the Platform.

9. Disclaimer of warranties

The Platform is provided “as is” and “as available”, without warranties of any kind, whether express, implied or statutory, including warranties of merchantability, fitness for a particular purpose, accuracy or non-infringement. We do not warrant that calculations, scores or broker information are accurate, complete or current.

10. Limitation of liability

To the maximum extent permitted by law, AI Risk Intelligence AS, its affiliates and personnel shall not be liable for any indirect, incidental, consequential, special or punitive damages, or for any loss of profits, savings, data, opportunity or goodwill, arising out of or relating to your use of the Platform, your reliance on any readiness score or broker compatibility result, or any interaction with a third-party broker or lender.

11. Third-party links

The Platform may link to third-party websites and services. We do not control and are not responsible for their content, products, terms or privacy practices. Accessing third-party sites is at your own risk.

12. Privacy

Your use of the Platform is also governed by our Privacy & cookies notice, which explains what we collect and how we use it.

13. Changes to the Platform and Terms

We may modify, suspend or discontinue any part of the Platform at any time. We may also update these Terms from time to time. Material changes will be reflected by updating the “Last updated” date above. Continued use after changes constitutes acceptance of the revised Terms.

14. Governing law

These Terms are governed by the laws of Norway, without regard to its conflict of laws rules. The courts of Norway shall have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the Platform, subject to any mandatory consumer protection rights you may have in your country of residence.
